Answered plainly
Do I need testing, or can you just remove it?
If you can see it and you know where the water came from, testing often adds little. Testing earns its cost when the source is unclear, when growth is suspected behind walls, or when someone in the house has symptoms. A specialist will tell you which situation you are in rather than selling the test by default.
Why can't the same company test and remove it?
In Florida, Texas, and several other states, that is not allowed — mold assessors and mold remediators hold separate licenses and the same firm may not do both on one job. The rule exists because a company that profits from the removal should not be the one deciding how much removal you need. We route assessment and remediation accordingly.
Is mold in my house dangerous?
It depends on the type, the amount, and who is living there — people with asthma, allergies, or compromised immunity are affected most. We will not tell you your family is in danger to sell a job. What is true generally is that mold indicates a moisture problem worth fixing regardless.
What does remediation cost?
It scales with the affected area and how much material has to come out — a bathroom wall and a whole crawlspace are different jobs. You get a written scope and price before any work starts, and the scope is yours to compare against another quote.
Will it come back?
Only if the moisture does. Mold needs sustained moisture, so the real work is finding and fixing the source — a leak, ground vapor, poor ventilation, or an oversized air conditioner that cools without dehumidifying. Removal without that is temporary by definition.
Does insurance cover mold?
Sometimes, and usually only where it followed a sudden covered loss like a burst pipe. Long-term moisture and maintenance issues are typically excluded, and many policies cap mold coverage specifically. We document conditions for your claim; we do not negotiate it.
